Why is NOW a good time to buy without FEAR?
I am currently looking at houses, land and some developments here on the Gold Coast and also in the Brisbane area, and I have to say it's interesting times that we are in atm.
If you are looking for property yourself or you have been listening to the news, you may know that we are currently in a Construction Boom!
Unless you aren’t 100% sure on what exactly is going on within the property industry, it can bring quite a lot of fear. It raises a question like “should I buy?, should I wait?” Ect, but i'll tell you where the Construction Boom is coming from. It's not about inflation of prices, but it's coming from a little issue you’ve probably heard about….COVID.
If you have seen my video on youtube “Property Eye / Construction Boom” (linked below) you probably noticed that the properties that were in construction behind me were being built using steel frames.
Now steel frames are far more expensive than timber framing, however, timber framing is usually supplied by Canada, but due to the current global crisis timber is unfortunately unavailable. The timber that is being sold is only going to the USA.
So developers and builders are currently trying to find solutions to how they can still provide good quality materials and services, but also be able to deliver things at good prices. That's where the steel frames come in. Though we have covered the fact they are more costly, they do have a lot more benefits. A big one is the termite, who loves to have a good yummy meal of your home. A few other benefits of steel is that it doesn’t get mouldy, damp and is fire resistant.
So we have taken care of those, but another problem you have probably noticed is construction prices are going up.
A lot of the properties that I have visited lately (like the ones in my youtube video) sold a long time ago, and that is because builders and developers try to purchase land 5 years in advance, so when COVID hit guess what, all that existing land got SOLD. That is why we are currently viewing some properties now for our clients.
It's very interesting though. When you sit down with your builder or developer - and let's face it, we have the strongest, largest, and most reputable builders & developers here in Australia, and their sitting around scratching their heads wondering where they are going to find new land…however we have been very fortunate in this market, as it's a very fast market and not just on new builds but existing stock.
You would find that now, if you're a cash buyer and you’re not subject to finance, that you might get lucky and be able to get in because houses are getting sold over market prices.
Where I’m heading with this is unless you have strong relationships, which is why we have a lot of clients come to us, as I’m constantly keeping in touch and I’m speaking and seeing the builders and developers every single day, and from that, I am able to customise a package for my clients.
People come to me with a need and a desire, and I source that for them through available offers and relationships I have formed within my business.
