Why is NOW a good time to buy without FEAR?
I am visiting the latest houses, land estates on the Gold Coast and in Brisbane. I have to say it's interesting times that we are residing in!
If you are looking for property yourself or listening to the news, the chances are that you know we're currently in a Construction Boom!
But what's really behind it? Is this just natural growth, or are there other unique never-seen-before factors driving it?
Unless you aren't 100% sure what is going on within the property industry and know what is really happening behind the scenes, it can bring quite a lot of fear.
It raises a question like “should I buy?, should I wait?” Etc. Let me share with you where the Construction Boom is coming from ... It's not about inflation of prices, but it's coming from a major issue you’ve probably heard about….COVID!
If you have seen my video in here, you probably noticed that the properties that were in construction behind me were being built using steel frames.
Now steel frames are far more expensive than timber framing; however, timber framings come from Canada, but timber is unavailable due to the current global crisis. And, all of their supply is sold to the USA to fulfil their big property boom.
So developers and builders are currently trying to find solutions to still providing suitable quality materials and services and delivering products at reasonable prices. That is where the steel frames come in!
Though we have covered the fact they are more costly, they do have a lot more benefits. A big one is termites, who love to have a good yummy meal of your home. A few other benefits of steel are that it doesn’t get mouldy, damp, and fire-resistant.
Many of the properties I have visited lately sold a long time ago, and that is because builders and developers try to purchase land five years in advance, so when COVID hit guess what, all that existing land got SOLD. That is why there are no ready-built homes for sale, and in our industry, we call them "unicorns"!
At Developments Direct, we have exclusive relationships with the strongest, largest, and most reputable builders & developers here in Australia. So it's very interesting, though, when we sit down with them, and they are also scratching their heads, wondering where will they find new land.
Most of our projects are bought by our clients off-market or exclusively through our key long-standing relationships. Hence if you are buyer, the days off not being 'market-ready, aka pre-approved or ready to go, are long gone.
You must be a cash buyer or hold a pre-approval in your hand to be taken seriously as everything sells within hours, and when the next stage is release you are looking at a minimum of 3-5% price increase just on the land plus another 3-5% for the house.
You will find that if you're a cash buyer and pre-approved, you might get lucky and be able to get in because houses are being sold over market prices.
Where I am heading with this ... unless you have strong established relationships in the industry is very tough out there for buyers. Hence clients come to us for our help. We are speaking and seeing builders and developers every single day. We have our ear on the ground and our finger on the pulse.
